One of the most common questions before a roof replacement starts: how long is this going to take? Here’s an honest answer.
The Typical Timeline
Most residential roof replacements in Central Texas — a standard two or three-bedroom home with a single-slope or gable roof — are completed in one to two days of field work. Larger homes, more complex rooflines, and steeper pitches take longer. A 4,000 square foot home with multiple valleys, a steep pitch, and dormers might take three days. A simple ranch-style home might be done in a single day.
What actually varies is everything that happens before and after the crew arrives.
The Full Timeline — Start to Finish
Estimate and materials selection: 1–3 days
After the inspection and estimate, you choose your shingle product, color, and any upgrades (ice and water shield, ventilation improvements, impact-resistant materials). This decision is yours to make at your own pace — there’s no rush here, and a good contractor won’t pressure you on it.
Materials order and delivery: 3–10 business days
Shingles and materials are ordered and delivered to your home, typically on a pallet. This is a scheduling variable — during peak storm season, supply chains can stretch. During slower periods, materials arrive faster.
Crew scheduling: 1–5 business days
Your job gets scheduled into the crew calendar. During storm events, schedules fill up fast. During off-peak periods, turnaround can be very quick. Ask your contractor where you are in the queue when you sign.
Installation day(s): 1–3 days depending on size and complexity
This is the part homeowners experience most. The crew arrives early — typically 7–8 AM — tears off the old roofing, inspects and repairs the decking, installs underlayment and the new shingle system, and cleans up. Nail sweeping with a magnetic roller is standard at the end. If multiple days are needed, the roof will be secured and weather-tight at the end of each day before the crew leaves.
Inspection and final walkthrough: Same day or next day
A final quality walkthrough ensures everything was installed correctly, penetrations are properly flashed, and the job site is clean. This is when you get a chance to ask questions and review the completed work.
What Extends the Timeline
- Decking replacement — if the plywood or OSB decking underneath is rotted or compromised, it needs to be replaced before shingles go on. This adds time and materials cost, but it’s not optional.
- Permits — some municipalities in Hays County require permits for roof replacements. We pull permits when required. This adds a step but protects your home’s resale value.
- Manufacturer-required installation details — GAF Master Elite contractors follow manufacturer installation specifications that some lower-tier contractors skip. This takes more time but it’s what the warranty requires.
