After the Rain: 5 Signs Your Roof Is Telling You Something

Spring rain in Central Texas is a gift — until it isn’t.

Most homeowners don’t think about their roof until water shows up somewhere it shouldn’t. By then, what started as a slow leak has often become a damaged ceiling, ruined insulation, or mold working its way through the attic. The good news: the rain that reveals a problem also gives you the perfect window to catch it early.

Here are five things worth checking after a good rainy stretch — especially if your roof is more than 10 years old.

1. Water stains on ceilings or walls

Yellow or brown rings on your ceiling are the roof’s way of raising a hand. A fresh stain after rain means active water intrusion. An old stain that’s getting darker means it’s getting worse. Either way, don’t wait to get it looked at.

2. Shingles that are curling, cracking, or missing

After heavy rain and wind, it’s worth walking your perimeter and looking up. Curled or cracked shingles have lost their ability to shed water properly. A missing shingle leaves a direct path for moisture to reach your decking. One missing shingle isn’t a catastrophe — but it’s not nothing, either.

3. Granules in your gutters

Asphalt shingles lose their protective granule coating over time, especially after impact or prolonged UV exposure. After a hard rain, check what’s collecting in your gutters or at your downspout exit. A little granule loss is normal on an older roof. A lot — especially from one concentrated area — is worth a professional look.

4. Sagging or soft spots on the roof deck

If you can safely access your attic after rain, use a flashlight and look for any areas where the decking appears wet, discolored, or spongy to the touch. A soft spot means water has been sitting long enough to compromise the wood underneath. That’s structural damage, not just a surface issue.

5. Your last inspection was more than three years ago

This one doesn’t require a ladder. If you genuinely can’t remember when a professional last put eyes on your roof, the answer is probably “too long ago.” Hays County weather is hard on roofing systems — hail in spring, intense UV through summer, and temperature swings in the fall. A regular inspection catches small problems before they become expensive ones.
