Commercial roofing and residential roofing share the same basic job — keep water out — but the systems, the failure modes, and the maintenance approaches are different in ways that matter.
Common Commercial Roofing Systems in Central Texas
TPO (Thermoplastic Polyolefin)
The most common flat/low-slope commercial roofing system in the region. TPO is a single-ply membrane that’s heat-welded at seams. It’s energy-efficient (reflective surface reduces cooling load in Texas summers), lightweight, and relatively economical. Its weakness is seam integrity over time — welded seams can separate under thermal expansion and contraction cycles, which are significant in Central Texas with its wide temperature range.
Modified Bitumen
A multi-layer system with good durability on flat roofs. Torch-applied or cold-process mod bit has been used across Central Texas commercial buildings for decades. More tolerant of foot traffic than TPO. Maintenance is critical — blistering and cracking are the typical failure points.
Metal Roofing (Commercial)
Standing seam metal is increasingly common on commercial buildings in Central Texas for its longevity and minimal maintenance profile. Higher upfront cost, but a well-installed commercial metal roof can last 40+ years with minimal intervention beyond occasional inspection and fastener checks.
Why Commercial Maintenance Matters More
A residential roof failure shows up as a ceiling stain. A commercial flat roof failure can mean ponding water that reaches thousands of square feet of interior space before anyone notices. Commercial roofs require regular inspections — twice yearly at minimum — because the consequences of a missed small failure are larger.
Key commercial inspection points:
- Drainage: Are scuppers and interior drains clear? Ponding water accelerates membrane failure dramatically.
- Seams and penetrations: HVAC units, electrical conduit, plumbing vents, exhaust fans — every roof penetration is a potential entry point.
- Field membrane condition: Blistering, cracking, surface erosion — document and trend over time.
- Flashing at parapet walls and curbs: This is the most common failure zone on commercial flat roofs.
Storm Season and Commercial Roofs
Hail damage on commercial roofing systems is often more extensive than on residential — the flat surface area is large, and granule coating on mod bit or TPO can be significantly damaged in a major hail event. After any significant storm, a commercial roof inspection should be on the immediate checklist.
